{ Small Home Improvements With Big Returns for Sellers }

Even in a housing market where inventory is low, buyers still want a move-in ready house and are willing to pay more for one that’s turn-key. Sellers can increase their listing price and decrease the time their home sits on the market just by doing a few home improvement projects, experts say. But not all projects carry the same return.

“A big mistake a lot of home sellers make is they upgrade the kitchen thinking they will make so much more money on the house. But the rest of the house still needs upgrading or repairs,” says Michael Corbett, Trulia’s real estate expert. Home sellers have to look at repairs as a whole rather than a sum of parts, he says.

For a kitchen renovation, Corbett says the return on the investment is typically 78 percent, which may not make financial sense for all homeowners. However, if other improvements and upgrades are made, the seller is more likely to recoup the money spent, and then some.

The home improvement priority list depends on the seller’s time frame. For those looking to list in the next couple of months, they can take on bigger projects than those looking to sell in a few weeks. However, every seller can increase the interest and price tag of their home by investing in increasing the curb appeal.

“Buying a house or selling is kind of like dating,” says Corbett. “A pretty face gets them in the door.” Since a buyer can make a decision about a home without stepping out of the car, real estate experts say the landscaping has to be pristine, the front door painted and the windows cleaned. But it shouldn’t stop there.

Brad Officer, a Re/MAX real estate agent in Jacksonville, Fla., says sellers shouldn’t overlook thegarage. “Have the floors painted with garage floor epoxy. It’s amazing how many people comment on a clean crisp garage with a painted floor.”

He adds that removing the window screen and cleaning the frames can also boost curb appeal. “Most window screens darken a home and trap dirt. Removing them and cleaning all windows before the home has been photographed will give it a much brighter appearance, inside and out.”
Inside the home, there are numerous improvement projects of varying price tags that can speed up the selling process.

Painting is a low-cost way to make a home look more fresh and clean and show an owner’s commitment to maintenance. However, choose the paint carefully. Red walls or wildly-patterned wall paper can limit the appeal of a home as buyers are more drawn to neutral wall colors.

“Paint freshens everything up and provides a clean and crisp feel,” says Officer. “If you aren’t an interior designer by trade, this is not the time to play designer. Find a reputable designer and pay them a consulting fee to pick your colors.”

Other low cost improvements include decluttering the home, getting rid of old fixtures, particularly if they are brass, and ridding the home of personal artifacts and pictures. “You want to create the feeling of stepping into a hotel,” says Corbett. “It should be nice and appealing for everyone.”

For homeowners who have the time and the budget, remodeling the kitchen and baths will go a long way in boosting the list price. But sellers have to know their market before they start making the upgrades. Sellers living in an area where granite countertops are the norm, they better follow suit. If laminate countertops are more commonplace, then it doesn’t make sense to pay for the more expensive materials.

Another more costly upgrade that is sure to get more bang for the buck is upgrading kitchen appliances. “Appliances that bling, bring the cash,” says Officer. “Every homebuyer at every price range wants new or updated appliances. … No one wants old and outdated appliances.”

{ Best Cities for Apartments With Luxe Kitchens }

As the holidays draw near, many renters may be looking for a place that will make hosting a little easier. A new study from Apartment Guide examines which cities have the best selection of apartments with excellent kitchen amenities.

Apartment kitchens are notoriously skimpy, but they don’t have to be.

“Stainless steel appliances, dishwashers, and microwaves are important, but extra amenities like a kitchen island and granite countertops can make a kitchen more useful and elegant,” writes Steve Harper on the Apartment Guide blog. The blog also included space-saving tips to help maximize food-prep areas, such as hanging pots from the ceiling and installing wine racks under cabinets.

The site looked through its listings and found these ten metro areas had the most tricked-out kitchens:

The site ranked the cities based on filming activity for movies and TV shows, as well as their music scenes — and just for good measure, it threw in the average rent in each city. (Fun fact: Jennifer Aniston is the celebrity most Americans, 34 percent, would like to run into in their home town, according to Rent.com.)

Top 5 Celebrity-Sighting Towns

  1. Wilmington, N.C.
    Home of the hit teen TV show “Dawson’s Creek” (remember how cute Katie Holmes was?), as well as more than 300 movies, including “Weekend at Bernie’s,” “Nights in Rodanthe,” and “Cape Fear.” Newer TV shows, such as “One Tree Hill,” are also on location in the city.

  2. Boston
    Cult favorites “The Departed” (George Clooney) and “Good Will Hunting” (Matt Damon) were filmed in Boston, but the city’s biggest claim to fame may be the classic 1980s show “Cheers.” Exterior shots of the Cheers bar were filmed at the Bull & Finch Pub on Beacon Street. Loan Demand Surges as Rates Fall

Mortgage applications for home purchases — viewed as a leading indicator of future home sales — rose a whopping 15 percent for the week ending March 1, according to the Mortgage Bankers Association’s weekly mortgage application activity index.

Overall, the index — which includes applications for home purchases and refinancings — rose 14.8 percent, reaching its highest level since mid-January.

Last week’s surge was a reversal of course after three consecutive weeks of declines in home mortgage applications.

Refinancing applications make up the biggest bulk of the index, and rose 14.8 percent last week.

Applications rose as mortgage rates dropped last week. For example, the 30-year fixed-rate mortgage averaged 3.70 percent last week, down 7 basis points from the previous week, MBA reported.

JPMorgan Chase VP: Short Sales in 30 Days or Less

JP Morgan Chase is setting out to close short sales in less than 30 days, Bill Carr, vice president of short sales, told participants in a recent HousingWire webinar, “Short Sale Process with Chase Bank.”

“We are doing everything we can to avoid foreclosure,” Carr said.

Carr said the bank is using initiatives such as the Short Sale Accelerator Program to offer cash to borrowers to complete short sales, over letting the home fall into foreclosure.

Carr said during the webinar that the company was looking to recruit more qualified short sale agents to handle the large number of “preapproved buyers waiting” to buy these homes.

The housing market is heating up, but some metros are still posting a large percentage of vacancies. The U.S. Census Bureau released a report of home ownership rates for the 75 largest metro areas for 2012.

The following are the 10 metros with the largest number of home ownership vacancies (and that metro’s vacancy rate).

  • Bakersfield, Calif.: 4%
  • Greensboro, N.C.: 3.5%
  • Las Vegas: 3.4%
  • Toledo, Ohio: 3.3%
  • Riverside-San Bernardino, Calif.: 3.3%
  • St. Louis: 3.1%
  • Virginia Beach: 2.9%
  • New Orleans: 2.9%
  • Providence, R.I.: 2.9%
  • Chicago: 2.8%

Meanwhile, the metros with the lowest home ownership vacancy rates were El Paso, Texas (0.1%); Springfield, Mass. (0.4%); Oxnard, Calif. (0.5%); and Rochester, N.Y. (0.5%).
